THE PART NOBODY ELSE PRINTS
A phone scanner sees the inside of a building. It does not see everything. We tell you which is which on the drawing itself, so nothing gets designed on top of a guess.
Dimensions come from an Apple LiDAR scan. Published RoomPlan precision is about 2 to 5 cm per wall, and errors accumulate across a large building, so every value on our sheets carries its source and confidence and anything unmeasured is flagged for field verification. These are existing-condition drawings for design and engineering use. Design, engineering, site plan, roof plan and permit approval are not included.

QUESTIONS
An iPhone or iPad Pro with a LiDAR scanner, running iOS 17 or newer. That is iPhone 12 Pro and later Pro models, and the iPad Pro. If you do not have one, tell us and we will arrange the scan another way.
The scanner is Apple RoomPlan, whose published precision is roughly 2 to 5 cm per wall, and small errors add up across a big house. That is why every dimension we deliver carries its source and confidence, and why anything we did not measure is printed as field-verify rather than filled in with a plausible number. For most remodel, addition and ADU work that is exactly what a design team needs to start.
They are existing-condition drawings, which is usually the first sheet set a permit package needs. The design, the engineering, the site plan and the permit application itself are separate work by your architect or engineer. We do not stamp drawings.
Scanning a house takes a few minutes per floor. Your drawings come back in a few days.
An interior scan cannot see them, so we do not draw them. If you need roof or exterior geometry we will tell you what it takes to capture it properly rather than sketch something that looks right.
The check happens before you get the drawings. If an area scanned badly we ask for that one room to be rescanned, which takes a minute, and the set is rebuilt.
